Landlords Service Fees

 

Let Only Service

 

Our let only service tenant introduction fee is charged at £215.00 + VAT (currently at 20%) and is payable once a tenant is found.

The service includes the following;

  • Our promise to do our upmost to find the best tenant possible.
  • We credit reference, employer reference and landlord reference applicants with no cost to you.
  • We give you the use of our membership to the deposit protection scheme – see www.depositprotection.com for details
  • We market your property over our three offices, advertise on the nation’s leading property site, RIGHTMOVE and supply you with a for sale / to let board (at your preference).
  • We will produce your tenancy agreements on entry
  • We will process the first rent for you deducting our fee at that time.
  • If you wish us to produce further agreements for your tenants, these will be charged at £50 + VAT (currently at 20%) for each tenancy.
  • To issue notice to your tenants to vacate the property, we will charge £75 + VAT(currently at 20%).

 

Fully Managed Services

 

Our fully managed service comes with a discounted introduction fee at £175.00 + VAT (currently at 20%) and is payable once a tenant is found.

The service includes the following and is charged at 10% of the monthly rent + VAT (currently at 20%);

  • Our promise to do our upmost to find the best tenant possible.
  • We credit reference, employer reference and landlord reference applicants with no cost to you.
  • We give you the use of our membership to the deposit protection scheme – see www.depositprotection.com for details
  • We market your property over our three offices, advertise on the nation’s leading property site, RIGHTMOVE and supply you with a for sale / to let board (at your preference).
  • We will produce your tenancy agreements on entry.
  • We will renew your existing tenancy with no additional cost.
  • We handle all queries from your tenant.
  • We handle your rents and payments providing you with monthly statements via email or post..
  • We check the property every 3 MONTHS to not only ensure that your property is being looked after, but that any maintenance issues are being followed up on / picked up as early as possible.
  • We will obtain quotes from different sources to ensure that we get the best work at the cheapest available rates when dealing with the maintenance of your property, always checking with you before giving contractors permission to proceed.

 

Application Fees

 

To apply for one of our rental properties, you will firstly need to view the property. This is a requirement before any applications can be taken. If you cannot view the property yourself, it is up to you to find someone to do this on your behalf.

On applying for the property, you will need to hand in an application form for every person over the age of 18, along with a £75 (including VAT) application fee per person. This will need to be cash as card machines are not available and we would have to wait for a cheque to clear before being able to reserve the property for you.

If you have applied and a guarantor is needed, and you have already paid £150 or more, we will reference your guarantor FREE OF CHARGE, otherwise, the fee for referencing a guarantor will be £75 (including VAT).

If you wish to move in to the property more than 3 weeks after the application process has been completed, you will be asked to pay a holding bond. This will be equivalent to one month’s rent, unless specified at the time of application. On beginning the tenancy, this will become your bond and will be held with the DPS.

PLEASE NOTE THAT IF YOU DECIDE TO WITHDRAW YOUR INTEREST IN THE PROPERTY ONCE YOUR HOLDING BOND IS PAID, THE LANDLORD HOLDS THE RIGHT TO RETAIN UP TO £200 TO COVER LOSSES.

For mortgage you can choose how Hedgley Financial services are paid: pay a fee, usually 3% of the loan amount, or we can accept commission from the lender.
